PROCESS
1 I Feasibility Study
We start with an early-phase service that explores your site conditions, zoning and code requirements, budget goals, and project priorities to determine what’s possible and what makes the most sense. Whether you're building new or remodeling, it’s a smart first step that brings clarity and confidence before committing to full design. This is also an excellent tool for prospective home buyers to assess the full potential of a property.
2 I Schematic Design
The schematic design phase is where your vision starts to take shape. Based on the pre-design findings, we develop initial floor plans, site layout, and basic 3D massing to explore layout options, scale, and style. It’s a collaborative, creative phase focused on big-picture ideas—refining the overall concept and setting the direction for the detailed design to come.
3 I Entitlements & Permits
Time to secure the approvals needed to move your project forward. This may include planning reviews, zoning clearances, design review board presentations, or other jurisdiction-specific requirements—especially for additions, hillside sites, or new construction. We guide you through the process, retain and coordinate with consultants, and prepare the necessary drawings and documents to help ensure a smooth path to building permits.
4 I Finishes, Fixtures & Custom Cabinetry
The detailed design phase is where the fun really begins. With the big ideas in place, we dive into the nuts and bolts—refining layouts, choosing finishes, and shaping the look and feel of your home inside and out. We also design custom cabinetry that add both function and character. It’s all about bringing personality to the project and making sure every element works beautifully, both on paper and in real life.
5 I Construction Administration
Construction administration is our way of staying involved once building begins. We’re here to answer questions, review submittals, and make sure the design is being followed as intended. From site visits to problem-solving, we act as your advocate throughout the process—helping things run smoothly and keeping the vision on track.
